I though that either VAT or CGT were applied - VAT on new builds or substantial reconstructions and CGT on other properties. We were told that VAT lapsed after 5 years ie a project changed from VAT liability to CGT liability.
But rules are always changing. I strongly suggest he seek an accountant before proceeding.</description>

		<description>Hi; my stepson bought a townhouse in total disrepair nearly seven years ago and has painstakingly restored it doing all the work himself. On selling now  just before completion the Notaire has dropped the bombshell that as well as the 16% plus-value tax (which I told him to expect) he&#039;ll have to pay another 19.6% TVA on the difference between the original buy price and the resale price.This represents in total more than a third of the net sale price, namely 35,000 euros! Can you tell me if this can possibly be correct. Frankly, if so, why do we bother?  Respectfully,  Clive</description>

I was talking to someone yesterday who has just got quotes for a complete renovation of a barn (220 m2) and it works out around 750 euros per square metre. He is doing a bit of finishing work himself, so maybe it should be a bit higher, but nothing like twice as much.
He has a project manager included in that price.
It&#039;s hard to say of course, since individual projects vary - you might have specified marble fittings where others might not etc etc , but I would certainly be getting at least 2 other estimates if I were you.
